Please read these terms before reserving. They form part of the lodging contract between the person making the reservation (the “Guest”) and Three Shores Living/the accommodation provider identified in the reservation confirmation (the “Host”). Complete property details, stay dates, occupancy, charges, taxes, and any rate-specific conditions shown during checkout and in the confirmation are incorporated into this agreement.
1. Reservation, guest identity, and authority
The person placing the reservation must be at least 18 years old (or the higher legal age required at the property), must provide accurate contact and identity information, and must have legal authority to use the selected payment method. The booking guest is responsible for all registered occupants and for ensuring they follow these terms, the listing, and the property rules. The Host may require government-issued photo identification and the payment account holder’s name to match the booking guest before releasing access instructions. A material identity mismatch, suspected fraud, false information, or refusal to complete a reasonable verification may result in cancellation, subject to mandatory law.
2. Confirmation and payment authorization
A reservation is secured only after the checkout is completed, payment is approved or captured as stated at checkout, and a confirmation is issued. By placing the order, the Guest expressly authorizes the Host and its payment providers, including PayPal when selected, to process the displayed order total in the displayed currency for the identified property and stay. The Guest understands that the statement descriptor may identify PayPal, Three Shores Living, or the payment processor. Any later approved extension, added guest, damage claim, or other additional amount will be separately documented and, where required, separately authorized or invoiced.
3. Strict cancellation and refund policy
Unless checkout expressly displays a different rate-specific cancellation policy, every direct reservation is a strict, non-refundable reservation once paid and confirmed. The Host blocks the selected dates and may turn away other guests in reliance on the reservation. Guest-initiated cancellation, change of plans, travel-document problems, transportation disruption, illness, weather at the Guest’s origin, dissatisfaction with ordinary neighborhood conditions, no-show, late arrival, or early departure does not create a refund or credit unless mandatory law requires one or the Host agrees in writing.
A request to change dates is not a cancellation right. The Host may, at its sole discretion and subject to availability, offer a date change, credit, or partial refund; doing so once does not modify this policy for any other reservation. If a listing or checkout page states a more favorable cancellation rule, that specific rule controls for that reservation. Refunds required by law or expressly approved by the Host will be returned through the original payment method where reasonably possible.
4. Specific-date lodging and withdrawal rights
The reservation is for accommodation on a specific date or period. For accommodation in Spain, Article 103(l) of Spain’s consolidated consumer law excludes specific-date, non-residential accommodation services from the ordinary distance-contract withdrawal right. Similar exclusions may apply elsewhere. This clause does not remove any right that the law governing a particular stay makes non-waivable.
5. No-shows, arrival, and departure
Standard check-in is 3:00 PM and standard checkout is 11:00 AM unless the confirmation states otherwise. The Guest must communicate material arrival delays through the website chat or email. Failure to arrive does not cancel the contract or create a refund. Unauthorized late checkout may result in documented additional charges or claims, including costs caused to the next reservation, to the extent permitted by law.
6. Occupancy and property rules
Only registered guests up to the occupancy stated in the reservation may use the property. Parties, events, unregistered visitors, unlawful activity, smoking or vaping, and pets are prohibited unless the listing or Host expressly permits them in writing. Quiet hours, building rules, safety instructions, parking rules, and destination-specific requirements provided in the listing, confirmation, or property guide are incorporated into this agreement. A documented smoking or vaping violation carries a $300 cleaning/remediation claim, or the equivalent amount in the order currency, subject to applicable law and proof of loss. A serious safety, fraud, occupancy, nuisance, or illegal-activity violation may result in removal without refund, subject to mandatory law.
7. Damage, extraordinary cleaning, and missing property
The Guest is responsible for damage, missing items, unauthorized occupancy, extraordinary cleaning, fines, locksmith costs, and other loss caused by the Guest or registered occupants beyond ordinary wear. The Guest must promptly report existing damage after arrival and any incident during the stay. The Host may submit a documented claim through the booking/payment platform, security-deposit process, insurer, or a separate invoice. This clause does not authorize an undisclosed or unlimited card charge; any recovery remains subject to the evidence, payment authorization, platform procedures, and applicable law.
8. Property condition, access, and service interruption
The Guest must review the listing’s location, amenities, accessibility, and house rules before paying. Photographs reasonably represent the property but furnishings and décor may change without materially reducing the accommodation. The Guest must notify the Host promptly through chat or email of a material problem and allow a reasonable opportunity to inspect and remedy it. If the Host cannot provide the reserved property because of a Host-controlled problem, the Host may offer comparable accommodation, a mutually accepted change, or a refund of the affected accommodation amount. Temporary interruptions outside the Host’s reasonable control are handled under applicable law and the circumstances of the interruption.
9. Communications and electronic records
The Guest consents to reservation communications by email, the Three Shores Living chat, and messages connected to the order. The Guest agrees that the typed signature, affirmative checkboxes, checkout records, payment records, email/chat messages, identity-verification records, access-code or lock records, and other reliable electronic evidence may be retained and used to administer the stay, prevent fraud, and respond to a payment dispute or legal claim. Records will be handled under the applicable privacy policy and data-protection law.
10. Payment disputes and chargebacks
The Guest must first contact the Host at stay@threeshoresliving.com and provide a reasonable opportunity to investigate a billing or service concern. A payment dispute or chargeback does not itself cancel the lodging contract or override the cancellation policy. The Host may provide the payment provider or card issuer with the reservation confirmation, accepted terms and version, signature, timestamps, order and transaction identifiers, communications, access or check-in evidence, and other relevant records. Nothing in these terms waives a non-waivable chargeback, consumer, or statutory right, or prevents a Guest from raising a good-faith claim.
11. Personal belongings and conduct
The Guest is responsible for personal belongings and prudent use of doors, windows, keys, access codes, appliances, and safety equipment. To the maximum extent permitted by law, the Host is not responsible for loss caused by the Guest, another occupant, an unauthorized visitor, or an event outside the Host’s reasonable control. Nothing excludes liability that cannot lawfully be excluded.
12. Applicable law and mandatory protections
The mandatory consumer, lodging, tourism, and safety laws of the property’s location apply. To the extent a choice is permitted, the contract is governed by the law of the property location and disputes may be brought in a competent court connected to that property or as otherwise required by consumer law. If a clause is invalid or unenforceable, it will be narrowed or severed only to the extent necessary; the remaining clauses continue to apply.
13. Entire agreement and priority
The listing, checkout summary, confirmed property and dates, rate-specific cancellation language, confirmation, incorporated house rules, and this versioned document form the direct-reservation agreement. A written, reservation-specific term shown at checkout or in the confirmation controls over a conflicting general term. Staff courtesy, discussion, or silence does not amend the agreement; a material amendment must be documented in writing.
14. Electronic signature
By entering the booking guest’s full legal name and affirmatively checking the required boxes at checkout, the Guest intends to sign electronically, confirms an opportunity to read and save these terms, accepts the strict cancellation policy and property rules, and authorizes the displayed payment. The electronic acceptance has the same intended effect as a handwritten signature to the extent permitted by law.

Lea estos términos antes de reservar. Forman parte del contrato de alojamiento entre la persona que realiza la reserva (el “Huésped”) y Three Shores Living/el proveedor de alojamiento identificado en la confirmación (el “Anfitrión”). La propiedad, las fechas, la ocupación, los cargos, los impuestos y cualquier condición específica mostrada en el pago o en la confirmación quedan incorporados al contrato.
1. Identidad y autorización
La persona que reserva debe tener al menos 18 años (o la edad legal superior aplicable), proporcionar datos veraces y estar autorizada para usar el método de pago. Responde por todos los ocupantes registrados. El Anfitrión podrá solicitar identificación oficial y coincidencia con el titular del pago antes de entregar instrucciones de acceso. Información falsa, fraude o negativa injustificada a verificar la identidad puede provocar la cancelación, con sujeción a la ley obligatoria.
2. Confirmación y autorización de pago
La reserva queda asegurada únicamente después de completar el pago y recibir confirmación. Al efectuar el pedido, el Huésped autoriza expresamente el cobro del total y la moneda mostrados por medio del proveedor seleccionado, incluido PayPal. Cualquier extensión, huésped añadido, daño u otro importe posterior será documentado y, cuando corresponda, autorizado o facturado por separado.
3. Cancelación estricta y no reembolsable
Salvo que el pago muestre expresamente una política específica distinta, toda reserva directa es estricta y no reembolsable una vez pagada y confirmada. Cancelación por el Huésped, cambio de planes, documentos de viaje, transporte, enfermedad, clima en origen, ausencia, llegada tardía o salida anticipada no genera reembolso ni crédito salvo obligación legal o acuerdo escrito del Anfitrión. Un cambio de fechas no es un derecho de cancelación. Una concesión voluntaria no modifica la política para otras reservas.
4. Alojamiento en fechas específicas
La reserva corresponde a fechas concretas. Para alojamientos en España, el artículo 103(l) de la ley española consolidada de consumidores excluye los servicios de alojamiento no residencial con fecha o período específico del derecho ordinario de desistimiento de contratos a distancia. No se elimina ningún derecho irrenunciable aplicable a una estancia concreta.
5. Llegada, salida y ausencia
La entrada estándar es a las 3:00 PM y la salida a las 11:00 AM, salvo indicación distinta. El Huésped comunicará retrasos importantes por chat o correo. La falta de llegada no cancela el contrato ni genera reembolso. La salida tardía no autorizada podrá ocasionar cargos documentados permitidos por la ley.
6. Ocupación y reglas
Solo pueden ocupar la propiedad los huéspedes registrados hasta el límite de la reserva. Se prohíben fiestas, eventos, visitantes no registrados, actividad ilegal, fumar o vapear y mascotas, salvo autorización escrita o indicación distinta en el anuncio. Una infracción documentada por fumar o vapear dará lugar a una reclamación de limpieza de $300, o su equivalente en la moneda del pedido, sujeta a la ley y a prueba del daño.
7. Daños y limpieza extraordinaria
El Huésped responde por daños, objetos faltantes, ocupación no autorizada, limpieza extraordinaria, multas y demás pérdidas causadas por él o sus acompañantes, más allá del desgaste normal. El Anfitrión podrá presentar una reclamación documentada por el procedimiento de la plataforma, depósito, seguro o factura separada. Esta cláusula no autoriza cargos ilimitados o no informados.
8. Problemas durante la estancia
El Huésped revisará ubicación, servicios, accesibilidad y reglas antes de pagar. Debe comunicar oportunamente un problema material y permitir una oportunidad razonable para inspeccionarlo y corregirlo. Si el Anfitrión no puede proporcionar el alojamiento por una causa bajo su control, podrá ofrecer alojamiento comparable, un cambio aceptado o el reembolso del alojamiento afectado.
9. Comunicaciones y evidencia electrónica
El Huésped acepta comunicaciones por correo, chat y mensajes vinculados al pedido. La firma escrita, casillas de aceptación, registros de pago, mensajes, verificación, códigos o registros de acceso y demás evidencia fiable podrán conservarse y utilizarse para administrar la estancia, prevenir fraude y responder a disputas, conforme a la política de privacidad y la ley aplicable.
10. Disputas de pago
El Huésped contactará primero al Anfitrión en stay@threeshoresliving.com y dará oportunidad razonable para investigar. Un contracargo no cancela por sí mismo el contrato ni sustituye la política de cancelación. El Anfitrión podrá presentar al proveedor de pago la confirmación, los términos aceptados, firma, fechas, identificadores, comunicaciones y prueba de acceso o estancia. Nada impide una reclamación de buena fe ni renuncia a derechos irrenunciables.
11. Ley aplicable y firma electrónica
Se aplican las normas obligatorias de consumidores, alojamiento, turismo y seguridad del lugar de la propiedad. Al escribir su nombre legal completo y marcar afirmativamente las casillas obligatorias, el Huésped manifiesta su intención de firmar electrónicamente, acepta la política estricta, las reglas y el pago mostrado. Si una cláusula no es válida, se limitará o separará únicamente en lo necesario.
